Job description :
A well-established company in the real estate sector (residential, commercial, and institutional) is seeking a Senior Building Maintenance Manager. Reporting directly to the Board of Directors, the successful candidate will be responsible for the overall management, coordination, and optimization of building maintenance to ensure safety, compliance, and performance of all facilities.
Key Responsibilities:
- Plan, supervise, and coordinate building maintenance, repairs, and renovations.
- Oversee tenant improvement projects and prepare cost estimates.
- Develop and implement preventive and corrective maintenance schedules.
- Conduct regular inspections to ensure compliance with health, safety, and building codes.
- Manage vendor relationships, negotiate contracts, and supervise external contractors.
- Respond to maintenance emergencies and implement preventive measures to minimize recurrence.
- Supervise related services such as security, janitorial, snow removal, and landscaping.
- Prepare and manage facility budgets, monitor expenses, and forecast maintenance costs.
- Lead, train, and motivate the maintenance team to ensure high performance and efficiency.
- Ensure proper operation of building systems and equipment (HVAC, electrical, plumbing, utilities).
- Maintain regular and professional communication with tenants.
Skills and qualifications :
The ideal candidate has strong technical expertise in building management combined with excellent communication, leadership, and project management skills.
Requirements:
- Minimum of 5 years’ experience as a facilities manager, maintenance manager, or in a similar role.
- Proven experience in team leadership and project coordination.
- Strong knowledge of building systems (HVAC, electrical, plumbing).
- Excellent communication, organizational, and problem-solving skills.
- Solid understanding of safety regulations, building codes, fire prevention, environmental standards, and permits.
- Ability to manage multiple projects simultaneously and set priorities effectively.
- Physical ability to inspect properties and supervise maintenance activities.
